Promotions and new-build properties

Menorcasa, in conjunction with various developers, has a large selection of promotions and new developments in Menorca, ranging from one bed roomed apartments to luxury detached villas with sea views. The advantages of buying a new property are extensive, clients being able to personalise the furnishings of the property and also being able to take advantage of the mortgage conditions already signed between the developer and the bank. In most cases this allows the buyer to borrow between 60 and 80% of the property value, the difference being paid throughout the construction process. This is normally between 9 months and a year, thus allowing clients to budget for the deposit over a longer length of time.

New properties are built to a very high standard and are carefully monitored by building inspectors and surveyors. Double glazing and pre-installation of heating and air conditioning are now a standard finishing and depending on the developer, white goods are sometimes also included. New structures are guaranteed for a ten year period although this is only the structure itself and not the floor tiles etc. These have their own guarantee which is normally valid for a year.
